Mortgage Assistance Program

At IBERIABANK, we realize that these are challenging times and many property owners are dealing with hardships. Please note that your options differ based on whether the property in question is your primary residence or an investment/second home/home equity line of credit.

 

Our goal is to help you stay in your home.

If you have a financial hardship (such as unemployment, reduced income, divorce, disability, or illness), which has affected your ability to make your mortgage payment on your primary residence in a timely manner, it is critical to communicate with us. Please note that the programs we offer may have tax implications, so it is crucial to consult with a financial or tax advisor when considering these options. To begin the process, please complete and submit the Financial Assistance Packet (PDF). *

Short Sale Option

If you are unable to retain ownership,  the following programs may be available. You may be able to sell your property at fair market value even if the resulting proceeds are less than what is owed on your loan. This option provides you with an opportunity to sell your home quickly, while attempting to preserve your credit rating. Special terms and conditions may apply. Temporary Loan Modification

This option changes the terms of your loan without refinancing and may include adding delinquent payments to the balance of your loan.  Under this program, the delinquent payments are repaid over the remaining terms of the loan.  You must be pre-qualified for a modification program. Once approved, we will complete a Modification Agreement for you to sign. Your monthly statement will then reflect your new due date and modified payment amount.

 

Repayment/Special Forbearance Plan

We may agree to delay foreclosure or other legal action if you promise to repay the delinquent amount over a specified period of time. You must be pre-qualified for this plan. Once approved, your plan will be monitored by IBERIABANK during the repayment period until the loan is brought current.

 

Deed-in-Lieu of Foreclosure

This is an option of last resort and allows you to transfer your property voluntarily to IBERIABANK. Before IBERIABANK will consider a deed-in-lieu of foreclosure, you must be able to verify that you have actively had your home on the market for at least 120 days. There cannot be any second mortgages, home equity loans, or tax liens against your property. This option is subject to special terms and conditions. If you are interested in pursuing a Deed-In-Lieu of Foreclosure, you will need to contact our Business Credit Services Department. Call our Toll Free number: (800) 682-3231 ext. 633139. An IBERIABANK Special Assets Representative will contact you to determine your eligibility for this option.

We may be able to help you avoid or reduce the consequences of foreclosure. By contacting us in the early stages of hardship, you may have more options. Credit reporting will continue and your loan will be reported as delinquent until it is brought current. We will continue normal servicing, including referral to foreclosure during the time we review your request for assistance.
